The fee

Our fee comes off the booking, not your P&L.

One line, calculated the same way every month. We take a percentage of booking revenue after cleaning fees come out — nothing else in your operating costs changes what we earn.

The rate is set by volume

The more units you bring, the lower the percentage. It is agreed up front and stays the same month to month.

No bookings, no fee

If a unit takes no revenue in a month, nothing is owed on it. Nothing carries forward to the next month either.

Locked in writing

The percentage and the way it is calculated change only by signed amendment, and never retroactively.

Pass-through costs

Every third-party cost reaches you
at what it actually cost.

The single biggest source of quiet margin in this industry is the vendor invoice you never see. We removed it from ours.

No markup on anything

Cleaners, handymen, supplies, and materials are billed to you at our actual cost.

No hidden category fees

No administrative fee, procurement fee, coordination fee, or vendor commission.

Rebates come back to you

Any discount, rebate, or referral payment earned on your purchases is credited to you.

Affiliates get no special deal

We don't bill you for our own or a related company's services without your prior written approval.

Reporting

One statement a month,
with nothing bundled.

  • In your owner portal by the 5th, covering the prior calendar month.
  • The fee calculation shown in full, then every operating expense as its own line — date, vendor, description.
  • Any shared-tool cost shown with the allocation used to split it.
  • Receipts and invoices on request, within ten business days, at no charge.
  • Sixty days to dispute any line; corrections credited on the next statement.

Every reservation confirmed before you give notice is serviced to completion. Nothing is cancelled without your written consent, and nothing above is held back over a disputed invoice.
